Villa Le Mas des Sables St Martin. Set on the waterfront in the Terres Basses area of St. Martin is the Villa Le Mas Des Sables. To describe this three-bedroom property as impressive, colorful, and feature-rich is an understatement. This villa is an estate-like property that features gorgeous architecture and design, it is set in mature grounds, and is an impressive private paradise.

The heart of the villa is the pool terrace. Surrounded by natural stone patio and wooden terraces, it is a perfect balance of outdoor and indoor living spaces. Several covered terraces, a sun deck with views of the sea and al fresco dining are all part of the terrace area.

Stroll the upper or lower terraces and find an array of outdoor dining and lounging spaces, private sundecks just outside of your bedroom, and paths to the garden and the Baie Rouge Beach just below.

The villa is a two-story structure that has been designed to capture the best of the tropical setting. Large archways bring you from the terrace into the great room and interior spaces. The views of the swaying palms, the sea, and the mountains in the distance are enjoyable from any part of the villa. There is a large covered terrace with full-sized furnishings, dining and a bar. Inside of the villa is a TV lounge, formal dining area, and modern kitchen.

The three bedrooms are upstairs and each feature high ceilings, private terrace areas and en suite bathrooms. Two of the bedrooms are king suites and the third has two twins or can be converted to a king.

Do we share the villa? click to close
No. You will not share the villa with another party. The villa is exclusively yours. If a larger villa offers a lower bedroom rate category, the villa will remain exclusively yours but the unrented bedrooms will be locked off.
For example, a 5 bedroom villa that offers a 3 bedroom rate will be the exclusive use of the guest but two bedrooms and their en-suite bathrooms will be locked off. Capacity is capped at 2 guests per bedroom.

Can you explain the reservation process? click to open
Once a reservation request is received, St Martin Blue will request a contract from the property manager for your dates of interest. Once the dates are confirmed and contract is received from the property manager, a payment will be required to confirm your reservation.
Once a reservation is confirmed, a concierge will welcome you to the planning stages of your vacation to assist with arrival logistics, rental cars, transfers, and a host of concierge services.

Can we arrange an early check in? click to open
Early check in may be possible but is at the sole discretion of the property manager. Early check in permission may not be granted until 24 hours prior to arrival.
Can we arrange a late check out? click to open
A late check out is rarely granted due to the turnover needs of a villa. A late check out may only be granted 24 hours prior to your departure from the property and only when there is no check in scheduled on the day of your check out. If a late check out is urgently needed please contact us.
Are transfers to the property included? click to open
Select villas may include a one way or roundtrip airport transfer while others may provide an escort or meeting point. Arrival logistics will be handled by your dedicated concierge as well as other concierge needs. The property's transfer policy will be listed under the Policies section.
What to expect upon arrival? click to open
In general, a villa orientation will be provided along with a key turnover. During the orientation, information and instructions for the property will be provided. Emergency contact information will be provided. We are available 7 days a week to assist with any urgent needs.
The arrival procedures vary from villa to villa, select villas may include welcome provisioning while other properties will provide basic arrival information.
What is the cancellation policy? click to open
Since these vacation homes are one of a kind properties, the cancellation policy is strict. We highly recommend considering trip/travel insurance to protect against any unexpected cancellations or issues that may arise.
What happens if the property becomes unavailable after I reserve? click to open
In the unlikely event, the rented property becomes unavailable due to a major issue that may affect a guest's experience or a transfer of ownership, St Martin Blue will coordinate with the property manager to find an alternate property of equal or superior standard that is subject to the guest's approval. If an alternate property is not acceptable to the guest, the guest will receive a full refund.
Do you accept credit cards (American Express, Mastercard, or Visa)? click to open
Yes, we accept all major credit cards. American Express, Visa, Mastercard and Discover are accepted. Please note that credit card charges may be subject to additional fees. There are no fees with payment by wire transfer or check.
In the near future, we expect to accept a greater variety of payment methods and currencies via Stripe.
Is housekeeping included? click to open
Housekeeping tends to be a standard among vacation homes but the frequency may vary greatly depending on the property manager’s standards. Most properties will offer daily housekeeping (except Sunday and holidays) while other villas may only provide a mid-week cleaning. Please refer to the Policies section to learn about the housekeeping frequency of the property.
Are towels and linens provided? click to open
Yes. The property will provide bath and pool towels along with linens. Towels and linens will be refreshed as needed.
Are toiletries and tissues provided? click to open
A property may supply an initial supply of soap, shampoo, toilet paper and paper towels but replenishment of supplies once exhausted may be the responsibility of the guest. Each property varies in their handling of toiletries and paper products.
Is a hair dryer available? click to open
A hair dryer should be available at the property. Upon arrival, please check the bathrooms or closet. Typically, a hair dryer is included in each bathroom.
Is an iron included? click to open
Typically yes, irons tend to be standard equipment for vacation homes. Please ask the property representative upon orientation for the location of the iron.

PROMOTIONS

  • Rent a villa for 7 nights or more with a minimum weekly rate of $3000 and receive a complimentary rental car.

    A Hyundai I10 is provided. Complimentary vehicle delivery to the villa is included. 

    Gas, taxes and insurance are excluded. Guest is responsible for returning the car to the airport office of the rental car company at the end of the stay.

    Rental car can be upgraded for an additional charge.

Covid 19 Policy

For new bookings with travel dates up to December 14, 2020 the manager is modifying the cancellation policy as follows:
~ If guests cancel the reservation more than 14 days prior to arrival, 10% of the Gross Rental will be forfeited.
~ For cancellations less than 14 days prior to arrival, 100% of the Gross Rental will be forfeited.

The Covid-19 Modified Cancellation Policy applies under the following conditions: 

~ New dates must be approved by the owner.
~ New dates can only be booked on the same property.
~ Christmas and New Years week, president's week, and Easter week are not available
~ There will be no partial refund if there is a difference in the rate if booked in the Low Season.
~ There will be a rate adjustment if there is a difference in the rate if booked in the High Season
~ A 7-night minimum stay will be required for High Season 2021/22
~ The relaxed cancellation policy does not apply in case of force majeure

If a client is booked to stay on the French side but he or she is landing in St. Maarten then they are eligible for a credit or a cancellation. However, if a client is booked to stay in a St. Maarten property then they are not automatically eligible for cancellation. They are eligible if the booking was made prior to the closure of the border. If the booking is made with the knowledge of the border closure and they can access the property then they are not automatically eligible for a credit or a cancellation. 

Covid-19 extenuating circumstances:

~ Death of the leading guest and additional guests due to Covid-19. You will be required to provide one of the following,
      • Death certificate
      • Obituary
      • News article naming the deceased
      • Police report

~ Transportation disruptions that make it impossible to travel to your destination. This includes travel disruptions caused by natural disasters that make it impossible to reach the property. You’ll be asked to provide documentation from the airline that the flight was canceled and supporting documentation confirming that it's not possible to travel to your destination.
~Travel restrictions imposed by a government, law enforcement agency, or military that restrict travel to the destination.

We stayed at the "Mas Des Sables" for a week and loved every second of our stay. The Villa was absolutely stunning and the pictures did not to it justice. When we arrived the doors and windows were all open and the breeze coming in off the ocean was amazing. We had grandiose plans to dine out, but with the fully stocked chefs kitchen we ended up staying in more that expected. The Caretaker Philippe was amazing and checked in on us daily. Having lived on the Island for 18+ years, his recommendations and suggestions were invaluable to us. We were even greeted one morning to fresh "Sugar Bananas" that where just picked from one of the trees in the garden - such a treat! The rooms were spacious and each fitted with Smart TV's, however we didn't turn them on once - the View was our TV! We ventured down to the beach one day accessing it via the properties secured gate - and we were immediately on the beach. The photos truly do not show how private and remote "Mas des Sables" is - there is not a neighbour to be seen or heard and for us, this was BLISS! Security and Privacy were two features we weren't really looking for, but were so grateful to have - The villa is at the end of a gated laneway and has itself it's own privacy gates. The Villa was fully equipped with both pool and beach towels, and even a picnic basket for day trips. We cannot wait to come back to St. Martin and stay at "Mas des Sables" and we would recommend it to anyone looking for a break.

Terrific family destination for R&R! The villa is beautifully decorated, spacious, clean and private. We enjoy the layout of the villa and its many outdoor sitting areas. The villa sits high on a hill and as such the views from the terraces are supremely divine: Anguilla in the far horizon, clear blue sky, expansive ocean, sailboats, yachts, and Marigot bay. The views at night are equally captivating and magical. Villa manager was most gracious in helping us to navigate the island, find gourmet restaurants and locate the best beaches. He was very discrete, attentive, professional and welcoming. We highly recommend this amazing villa!

Isle Blue is efficient, thorough and timely with our inquiries. Delightful to work with the team and would definitely work with them again!

Our family spent an amazing week at this beautiful villa. We have been to the island before but this was by far the best place we have ever stayed at! The views and breeze were awesome and the caretaker, Philippe was the best! He made sure everything was taken care of for our family. We are already planning our next trip and plan to stay at Le Mas des Sables again!

The pictures don't quite do it justice. The views are breathtaking. The location is very convenient. The open air main kitchen bar and dining area was fantastic. We slept every night with just the screen doors closed so we could enjoy the breeze and sounds of the ocean. Never turned the A/C on. Philippe the caretaker and Anise the housekeeper were great. Very accommodating. We can't wait to go back.

We are really enjoying our stay, the villa is very quiet and private. I have rented 5 or 6 different villas at different locations here in St-Martin and this one is the best for several reasons. Close to everything, quiet, private...and so beautiful view on the ocean. Also Philippe the caretaker is very discreet and efficient.

Villa was spectacular. Location was perfect, set up was designed well to provide an amazing stay. I'd argue that if there was one slight downside it would be the air conditioning in the rooms - it's not very good at keeping up with the heat in July, and leaving the balcony doors open doesn't allow for the breeze to go through the bedroom (because there is no window on the back of the bedroom for the air to flow through). But this is a very, very minor discomfort because the villa is just outstanding.
Service from Mary Patti (St Martin Blue concierge) was first class. She always responded to any question I had in a timely manner and with the utmost professionalism.
